Registered land

Step 1:  Arrange a time to meet our Land Sales Consultant/Acreage Expert to walk on the estate and choose a lot that suits you and that is right for your new home

Step 2:  To secure your lot all you need to do is sign a completed contract with conditions suitable to both you and the developer with $1000 initial deposit to hold the lot

Step 3:  Once all conditions of the contract is met a balance deposit is usually payable, the contract is then unconditional and a settlement date is confirmed

Step 4:  Settle on the land, its all yours and you can get started on your new home as soon as you like

Off the plan

Step 1:  Arrange a time to meet our Land Sales Consultant/Acreage Expert to walk on the estate and choose a lot that suits you and that is right for your new home.  This include being shown the detailed plans for the future lot so you know what you’re buying. 

Step 2:  To secure your homesite all you need to do is to sign an intent to purchase form including the terms of your offer and pay an $1000 initial deposit.  This holds the lot while the offer is presented to the developer for approval.

Step 3:  Sign a completed contract 

Step 4:  Once all conditions of the contract is met a balance deposit is payable and the contract is unconditional 

Step 5:  Once civil construction is complete, and titles registered, you will be informed and a settlement date will be confirmed

Step 6:  Settle on the land, its all yours and you can get started on your new home as soon as you like.

Frequently asked questions.

Q: How much of a deposit do we need to pay?

A: $1000 initial deposit and balance of 10% is preferred but negotiable on contract unconditional

Q: Can I get finance approval on unregistered land?

A: Yes you can, the financial institutions can arrange a valuation of the land and grant approval prior to and during civil construction of the lot.

Q: Is their building covenants?

A: Yes there is, Heritage Pacific take great pride in creating beautiful communities where everyone’s investment is protected buy a building covenant. These covenants are not overly complicated and provide guidelines to ensure minimum standards are met but all residents in the estate.

Q: What builders can I use?

A: You can use any builder you like, as long the house design meets MBRC and estate requirements. At Heritage Pacific we works with a range of builders who are familiar with the estate and can provide exclusive Heritage Pacific deals.

Q: Do the lots have services connected?

A: Each lot has underground electricity, town water and NBN ready. The only requirement when building is a HSTP to meet your sewerage requirements.

Q: What is a HSTP system?

A: A Home Sewer Treatment Plant is a wastewater system for homes that are not connected to town sewerage. There is a range of options from standard systems with surface dispersal to all waste septic tanks. Talk to Mayfield Waste Water for more information.

Q: Can I build a shed, granny flat and any other outbuildings?

A: Yes as long as it meets MBRC requirements and you obtain approval from the developer. You can contact MBRC direct or talk directly with a private certifier like Tony English from TCERT 0468 581 255.  Tony is happy to clarify any requirements and to answer any questions you may have.
